What’s the Difference Between Design-Build and Design-Bid-build?

Looking to remodel your home in the Cincinnati suburbs of Montgomery, Hyde Park, Madeira, Indian Hill, West Chester, or Mason? You may be wondering what the best, most convenient, and stress-free approach is for achieving the home of your dreams. Two options exist: design-build and design-bid. Here we’ll explain how each approach differs so you can feel confident making an informed decision. With the right approach, you can enjoy the convenience and confidence of a hands-off experience that delivers just the home you want without it becoming your full-time job.

What is Design-build?

Design-build is a term used to describe one approach to a remodeling or construction process. With the design-build format, homeowners work with one company throughout their remodel process. Whether you are updating a bathroom or changing home's entire floor plan, this process begins with the remodeling company and homeowner collaborating to create the perfect design for your home upgrades. When it's perfect, the same company goes to work bringing those design plans to life. The homeowner will have a single point of contact through the entire process and a project manager will ensure the job is completed exactly as outlined.

Design-build vs. design-bid-build

The design-bid-build model is a traditional method used in home remodeling, separating the design and construction processes into distinct stages. In this approach, homeowners first work with a designer or architect to establish the design of their remodel. Once the design is finalized, it's put out for bid to various contractors, often leading to a selection based on the lowest bid. While this method can offer homeowners a clear, linear process, it might not always provide the most cohesive experience. There's potential for miscommunication between the design and building teams, which could lead to unexpected changes or costs down the line. Having multiple parties involved can sometimes stretch out timelines and place the homeowner as the central point of communication and de facto project manager.

A Peek at Our Design-build Process

Let’s explore the steps involved in each of our home remodel projects, so you can see first-hand how easy and streamlined we designed the process to be.

Step 1: Consultation

We get to know our clients on a deep and personal level to understand why they want the changes they do and how we can best deliver to them spectacular results in their space. We’ll ask questions and catalog preferences, likes, dislikes, and ideas. We’ll help throughout the process by offering expert insight on feasibility, cost, and timelines

Step 2: Conceptualization

Here’s where we begin bringing your vision to life, offering examples, sketches and building plans to give you options (many of which our homeowners never considered!). This provides an extra step to ensure we’re on the same page with the homeowner's goals. It’s also our way of providing budget transparency, so you can know what to expect in terms of cost and delivery of services.

Step 3: Design Finalization

Our design team and tradespeople work through all of your plans down to the smallest of details, creating a strategy and a design that meets or exceeds your expectations. We take measurements, draw up blueprints, and select finishes and supplies together. Many of our homeowners find this stage fun and exciting because they have a guided tour through curating their new everyday experiences.

Step 4: Construction

Our team goes into action, beginning with securing all of the permits that are required for a specific project. We’ll schedule out our work with an online viewable project management system that allows you to always know exactly what’s going on. After a pre-construction meeting to ensure everyone is on the same page, our experienced tradespeople begin work on the project. But our communication doesn’t stop there, throughout the construction, you’ll be continuously updated with walk-throughs concluding with a close-out meeting before you begin enjoying your beautiful newly-remodeled home.
