What’s the Difference Between Design-Build and Design-Bid?

Looking to remodel your home in the Cincinnati suburbs of Montgomery, Hyde Park, Madeira, Indian Hill, West Chester or Mason? You may be wondering what the best, most convenient and stress-free approach is for achieving the home of your dreams. Two options exist: Design-Build and Design-Bid. Here we’ll explain how each approach differs so you can feel confident making an informed decision. With the right approach, you can enjoy the convenience and confidence of a hands-off experience that delivers just the home you want without much work, time or effort on your part.

What is Design-Build?

Design-Build is a term used to describe one approach to a remodeling or construction process. With the Design-Build format, homeowners work with one company throughout their remodel process. This process begins with the remodeling company supplying a design that the homeowner will approve of. When that happens, the same company goes to work bringing those design plans to life. The homeowner will have a single point of contact through the entire process and a project manager will ensure the job is completed in a timely manner.

How does Design-Bid differ from Design-Build?

Design-Bid is a vastly different approach to home remodeling or construction projects. Here, a homeowner will take on the role of the project manager. They’ll hire an architecture or design team to create a remodel plan. After that, the homeowner will need to interview a variety of contractors and tradespeople who will provide bids for specific parts of the project. Since most home remodel projects demand many different types of expertise, from carpentry to plumbing, electricity to tile installation, the homeowner will most likely be dealing with a variety of companies.

Then the homeowner will need to logistically plan out how the remodel will go, scheduling contractors and sourcing materials. As you can imagine this is a lot to take on. For someone who doesn’t have the connections to building suppliers and distributors, delays and excess retail costs can be incurred.

After a pre-construction meeting to ensure everyone is on the same page, our experienced tradespeople begin work on the project.
